Overview
Shimoni is an urban-renewal development at the entrance to Ghivat HaVradim, Jerusalem, directly in front of a light rail station. Under the plan, the existing buildings (31 apartments) are demolished and replaced by two 18-floor towers combining residential and commercial space: 22 units in total. The project is currently in planning.
Delivered by Tidhar Group, Israel's largest private real estate developer, every apartment is built under the Tidhar Method and carries a 10-year warranty: a level of accountability rare in the Israeli market.

The neighborhood
Location. Givat HaVradim — officially “Hill of Roses,” widely known as Rassco — is a neighbourhood in central Jerusalem, set between Katamon and Rehavia, west of Old Katamon, north of Kiryat Shmuel and Rehavia, and east of the Botanical Gardens and Nayot. It is prized for its quiet, stone-clad streets and more affordable prices than its better-known neighbours.
Transportation. The project faces a planned light rail station at the entrance to the neighbourhood. The Jerusalem Green Line will include a station at the foot of Givat HaVradim on Herzog Street, with its first section expected to open in 2026 and already lifting values along the corridor. The area has walking and public-transport access to Rechov Azza, the city centre, Malha and Teddy Stadium.
Community. Givat HaVradim is a vibrant mix of ages and backgrounds, secular and religious families side by side, a peaceful, green area opposite the Botanical Gardens, popular with young families and joggers. Local amenities include several synagogues, kindergartens, elementary schools, and Israel’s oldest community centre, on Herzog Street.
Schools & services. The area is near leading educational institutions including the Lev Academic Center, Ulpanat Horev, Amalia College and Noam High School, and close to the Botanical Garden, the Jerusalem Sports Complex, the Israel Museum, parks, cafés and the Shaare Zedek Medical Center
