Overview
The Cliff is a first-line-to-the-sea land opportunity, north of the Sde Dov district, where a new urban continuum is taking shape along the waterfront. The lot is part of Complex 4 of Plan TA-3700, already approved: thanks to a historic planning approval, construction is permitted here at roughly 160 meters from the shoreline — a distance no longer granted in any new land reserve in Tel Aviv. It's one of the last buildable coastal strips in the north of the city, between the Mandarin Hotel and the Sea & Sun project. Delivered by Trigo Real Estate Group (founded in 2009 by Tal Peretz, a former officer in the elite Shayetet 13 unit), with the project designed by architect Dana Oberson, one of Israel's most prestigious (Six Senses Shaharut). The structure is simple and conservative: purchase of the land with full registration in the Land Registry (Tabu), payment of 50% at signing and 50% after 12 months, with no interest or indexation; approximately 80% of the betterment levy has already been paid; during construction the financing bank steps in, so costs move to bank financing rather than equity. For diaspora investors, The Cliff offers a first-line seafront address in Tel Aviv, at the most prime point of the plan, in a scarce and historically resilient coastal market.
The neighborhood
Transportation. The site sits on the continuation of Ibn Gabirol Street, the city's cultural and commercial axis. Future Green Line light-rail stations are planned about 400 meters from the complex, alongside direct access to the Ayalon Highway and Route 2. New infrastructure now underway (new road sections, the newly opened park promenade) is strengthening the area's connectivity.
Community. After decades in which the waterfront was closed to development, the area is becoming a new urban continuum that embodies the Tel Aviv lifestyle at its best: the sea as part of everyday life, hubs of culture and employment, leading dining, and a vibrant promenade weaving together restaurants, cafés, retail, residences and hospitality — an open, heterogeneous, sustainable environment with direct pedestrian access to the beach.
Schools & services. Steps from HaTsuk Beach and the new park promenade; close to Ne'eman Towers, Blue Tel Aviv, the WIX Campus, Levinsky College and the Mandarin Hotel. A green lung of about 20 dunams is planned within the project area.
